We aggregate these into investable portfolios for institutional investors, landlords and housing associations. By turning fragmented housing stock into scalable opportunities, we enable zero carbon, zero bill retrofits that benefit households, investors and the energy system. Our activities combine advanced data modelling, investment analysis and partnerships with energy providers to accelerate the UK’s transition to a decentralised, digitally connected net zero housing market.

We have validated a number of pain points across interviews with landlords and investors and found out:

  • Landlords feel that costly retrofit compliance with no payback is unscalable
  • Investors feel that granular & fragmented asset classes are uninvestable

But we see a huge opportunity to support Investors, Housing Associations and Professional Landlords to increase ROI on retrofits, futureproof their assets and comply with regulation, while increasing tenant comfort for better retention and higher rental revenue. 

From further customer discovery and market research, we have found that:

  • Renters are willing to pay a 13% premium for low bill and low carbon property
  • Rental reforms in 2025 will increase regulations pushing buy to let landlords out. 
  • 31% landlords plan to decrease portfolios. 
  • Meanwhile Private equity steps up investments in UK BTR. £1.1Bn invested in Q1 25
  • Minimum EPC requirements for private rentals are likely to increase to EPC C from G, requiring 53% homes to be upgraded. 
  • The UK needs to retrofit 1m homes a year to meet its 2050 legal target. 
  • Octopus energy has launched a “zero bill” tariff model to incentivise retrofits.
